What lease terms do we offer?
We offer a variety of lease terms, beginning from 3 to 12 months. We even offer the convenience of a Month-to Month lease, if your lifestyle has different demands. *Subject to price change, additional premiums
What happens when my lease is up? Does my rent go up?
While we cannot guarantee what the market will do in rental housing, we guarantee to provide our residents with competitive market rates, and excellent service. We stay in contact with you throughout your residency, and want you to be prepared and informed when it comes time to renew your lease.
Are we pet friendly? What types of pets do we allow?
YES! We are very pet friendly. We welcome small and large pets (cats AND dogs), with no weight restrictions. We do have breed limitations, and require a canine breed certification from your veterinarian, as well as a pet interview. *Maximum of 2 per household
Does our community offer covered parking?
Yes! Every home comes featured with a covered and reserved carport. Additionally, we feature guest and visitor parking right here in the community.
What utilities are the Residents responsible for?
Our residents are responsible for paying water, sewer, garbage, & electricity. The water, sewer, garbage is set up on a RUBS system, and is made payable to our community along with your monthly rental payment. The electricity requires set-up of a SMUD account. To contact SMUD, call (888) 742-7683.
What is there to do for fun and recreation?
Our community center features a variety of recreational amenities… with more on the way! Currently, we feature 3 sparkling swimming pools, sand volleyball, tennis and basketball courts, a state-of-the art fitness center, DVD library, and free internet access! In the upcoming months, we will be adding a resort-style beach pool, juice bar, and jazzercise and fitness classes!
What’s nearby?
We are central to Hwy 50, 80, and I-5, as well as just 2 blocks from the Downtown 160, taking you just 5 minutes to reach J street and Capitol Mall! There is a large variety of shops and restaurants, banks, and grocery stores within a mile’s distance, and some of the most extraordinary events that take place here at the local Cal-Expo, including the Annual California State Fair.
What if I am not looking to move right away?
No problem… With the flexibility of our Priority Reservation Program, our community offers the flexibility to reserve something as far as 6 months in advance! We know how important pre-planning is, and how sometimes when you wait till only 30 days before, it’s hard to find what you’re looking for. That’s why we offer the option to reserve now! We’ll even waive your application fees!
When is Rent due?
Rent is due by the 1st of each month. Rent unpaid after the 3rd of each month will only be accepted with a $50 late fee. Please make checks payable to The Park at Point West. For your added convenience, we are open 7 days a week from 9AM to 6PM, and also have a night drop box located on the North side of our clubhouse, near our resident mail center.
